If
there were a house selling Olympics, Miller’s Grove would surely
be
a contender for the gold medal.
During one of the industry’s slowest summers, the Iona development west
of Metro has been making headlines by virtually selling out its summer release
(about 250 homes) in just a few weeks.
And that was without even having a phone in the sales office.
How did they accomplish this feat?
The answer is in the prices, the company contends. It says they are as much
as $15,000 below the cost of comparable homes in the area and the tally of sales
would seem to indicate the public does indeed feel the price is right. At last
count around a dozen of the larger models on 50’ lots were available
in this Mississauga development. There are six models, a beautifully all brick
home with masonry details like quoined corners, has been specially designed
for corner lots. Homes are of brick and aluminum construction with all-brick
front
available as an option and are good sized sodded lots. Finished areas range
from more than
2,000 sq. ft. to more than 2,400 sq. ft. All have double garage with paved driveway,
main floor laundry room, big kitchen with eat-in area and walkout to patio. These
substantial homes are being sold preconstruction from plans, with occupancy
slated from November to the end of February. Prices range from $87,990 to $102,900.
Large first mortgages are available at
12 3/4% for a three year term.
A top model, the Erin Ridge, a 2,416 square foot two-storey home features four
bedrooms, circular staircase in spacious foyer, large kitchen with greenhouse
breakfast area and sliding patio doors, main floor family room with fireplace,
large living room and separate dining room with walkout, main floor laundry room
with washroom, master bedroom with walk-in closet and en suite bathroom, main
bathroom with separate bath area, large basement with lots of space for owner
utilizaton.
Other models in this latest release are of comparable value.
There are no homes left from the previous release (homes on 30’ lots)
but interested homeseekers can have their names put on a list to be included
in the
fall program which may include more of the smaller lots.
Standard features in all these homes include copper wiring and water lines, broadloom
and vinyl asbestos tile flooring, double glazed horizontal sliding windows, insul
glass vertical sliders and insul glass picture windows, insulated metal entrance
doors.
The Miller’s Grove development is located between the planned communities
of Meadowvale and Erin Mills. It enjoys the same sort of parkland environment
while still being within range of schools, churches, recreation facilities
and public transportation.
